The Big Sky Tract is approximately 2,400 acres of managed timber and recreational
hunting land located 4 miles south of Vidalia in Toombs County, Georgia. Toombs
County is in Southeast Georgia within 100 miles of Macon, Savannah and Augusta and
about 165 miles from Atlanta. Interstate 16 is 15 miles north of downtown Vidalia.
The property consists primarily of pine plantations of various ages from 11 to 34 years
old on gently rolling terrain. The plantations have been thinned to optimize habitat for
wild quail, turkey, dove and deer while maintaining sufficient stocking levels to produce
high quality forest products for periodic timber sale income.
Several streams run through the property providing water and diverse habitat for wildlife.
Access to the property is excellent with paved road frontage on all sides and double
highway frontage on Georgia Highway 15. Internal roads are excellent and are
considered "all weather". Other than Highway 15, there are no public roads running
through Big Sky.
Flint Timber has secured an agricultural exemption from the U. S. Army Corps of
Engineers to build up to a 70 acre irrigation lake on the property.
Location Description:
The area around Big Sky is predominantly agricultural with high quality farms,
timberland and rural residential the predominant uses. Due to the proximity to Vidalia the
rural residential tends toward moderate to high income single family residential use.
Several subdivisions adjoining Big Sky have been started in the last few years.
Rocky Creek Golf Course, named by Golf Digest as one of the top 100 public courses in
the United States, is about 2.5 miles from Big Sky.
