PROPERTY DESCRIPTION


+/- 1975 acres.
There is a mix of attractive hardwoods and evergreens.

The Coosawattee River runs along the southern boundary of the property and flows into the adjacent Carters Lake, a Corps of Engineers 3200-acre reservoir for boating and fishing etc. The property boundary line on a significant portion of the river runs down the center of the river.

Topography has a more ‘mountain’ feel than is typical of the foothills in that area.
The river is ‘gorge like’ and the riverfront lots would often be on high bluffs with outstanding views.

Mountaintown Creek, a considerable body of water also, flows through subject property and thus is an ideal private, fly fish fishing retreat for future residents. It flows into the Coosawattee River on the property and where these two waters converge is undoubtedly one of Georgia’s most scenically beautiful locations.

There is a public boat ramp [Corps of Engineers] adjacent to the southwest corner of the property. Boat storage is proposed at this location for easy access to the lake.
There are many Mountain View locations on the property.

Access:

The current master Plan calls for a main entry within 1000ft of GA 282 on Crossroads Church Road. GA 282 is a major artery linking Gilmer County and the City of Ellijay with the west. This access point is approx 5.1 miles west of Ellijay. Owners of property abutting Crossroads Church Road within 1000 ft of GA 282 have been approached by Flint Timber L.P. and have entered into agreements or sold property to Flint in accordance with the requirements of the Georgia D.O.T for road widening at this location.

An engineered drawing has been reviewed by the Georgia D.O.T. for the junction of GA 282 and Crossroads Church Rd.

Golf:

There is future potential for Championship Golf which is referenced in the initial Master Plans.

Site Evaluations:

Survey of entire property is complete. Level 2 soils analysis is also complete.

Water:

A Letter of Supply is in hand from the Director, Gilmer County Water & Sewage Authority [EGCWSA] confirming that EGCWSA can provide water for the entire Mountaintown Creek development with the installation of a [size to be determined] storage tank in close proximity to the property. Also commissioned and received, is an engineering report [water model] specifically prepared for Mountaintown Creek from G. Ben Turnipseed Engineers, engineering consultants for the EGCWSA that agrees with the above statement. An existing 8 inch water main is adjacent to site on Flint owned property.

Letters of Supply also in hand.

Electricity:

Amicalola Electric. Letter of Supply in hand.

Sewer:

Available: Public Sewer or On-site Centralized Plant.
Ellijay-Gilmer County Water & Sewer Authority has expressed interest, and a Letter of Supply [Adequate Capacity] for the Mountaintown Creek project is in hand. Investigations with a wastewater engineering company confirm capability for unit clustering, thus offering a wider product mix with integrated waste water treatment. This would receive permitting via an Amendment being drafted by Gilmer County to the current Zoning regulations; All current County Commissioners have verbally stated their support for this Amendment to the current R2 zoning that will allow the above.

A Master Plan addressing these two treatment scenarios is now also available, including an engineering report for an on-site Decentralized wastewater system, thus two potential approaches for waste water treatment [that qualify for EPD approval] are available.

Boating on Carters Lake:

Mountaintown Creek is located on the Coosawattee River as it enters the Corps of Engineers property at the north end of Carters Lake. There are twin launch ramps on this 300 acre Corps property known as the Ridgeway Recreation Area. Ridgeway also abuts the Mountaintown Creek property.

Carters Lake is 3200 acres, and has no private docks or development along 62 miles of natural shoreline. It is more than 450 feet deep with the tallest earthen dam east of the Mississippi river. The Corps of Engineers is currently in discussions with Gilmer County regarding a lease of the Ridgeway Recreation area that may include serious consideration for a marina facility similar to one at the south end of the lake.
